Green land for homes?

Posted by Anonymous on Thursday, 11th December 2008, 11:48

In the recent ‘Roger’s Report’ and on IW County Press website (http://www.iwcp.co.uk/News/Green_land_for_homes_1.aspx), there is reportedly “A GREEN belt of land on the western edge of Northwood could be developed…”.
Is anyone able to elaborate on where this land is?

Thanks in advance for responses

Please see my comments made today in the “Greenfield Sites” thread. This is a matter of concern and I am grateful to all those who have raised the several relevant issues.

Thank you for responding to my post.
I agree there is no single route to the problems highlighted; my only concern is that issues happen without our full knowledge and more importantly our consent.
I am sure you have picked up from my posts that I deeply care about people having a real voice, some times it is difficult to stoke up enough enthusiasm
to get matters, at the very least, looked into.
There is no doubt all those who take the time and trouble to use this forum have their fellow community members at heart.

    Regards

Come along to the next meeting of Northwood Parish Council on Tuesday, 2 June to make your feelings known. Parish Councillors need to be told, they are your representatives.

Mr Cotterill I respect your views and I think your advise to use the local councilors both Parish and IOW is good advise but I feel this Forum should be used as well, its a very useful communication tool. Its read by many people and probably that includes our local councilors I like many only found out that the notice board cost £4000 due to this site. It would be really good if more people shared their local concerns on this site. How many times have people phoned and written to their councilors and they are told what they want to hear, but nothing happens. Public meetings are also a good place to ask questions and we all hear the same answer. Certain issues only get highlighted by this type of Forum and yes anonymity is king but sometimes this is necessary so the messenger doesn’t get shot. I think providing the rules are followed and the Forum is moderated at the current level its better to pass on information anonymously than not at all. We all know about the green land for homes story now, would that have been common knowledge without this forum, or would it have been talked about at the next meeting with only a few members of the Public present? its our fault if we dont go now.

Not sure I fancy ‘pinning-down’ the local councillors. The advantage of a forum is that it brings to light issues that any single individual would not otherwise think of. Also makes the topic more accessible, 24 hours a day.

    Doesn’t take much working out?
Where is the nearest parcel of land closest to the shop/PO? Close to Bus Route etc.

However my best guess is that nothing is set in stone yet! These seem to be the initial foray’s to see where ‘metaphorically’ the ground lies.

All the information is in the public domain just a matter of finding it, and reading.
Use the main facility that we all have, our local councilors, both Parish and IOW. Pin them down for the answers to the worries some of you obviously have?
My advice without sounding pompous is not to use these forums, where anonymity is king! Speak to them direct, telephone them their numbers are all available; or door step them when they come calling for your vote!

Do we know which side of Pallance Road? Behind the houses, or on the open corner?

Both seem to be in ‘Gurnard Parish’. Map at:-

When Readers factory was shut and the redevelopment plans went in early last year(P/02759/07) both the prospective Gurnard Councilor (Paul Fuller) and Gurnard Parish Council objected to residential development on this Brown-field site. These letters of objection are still on the IW Planning site for all to read and I wonder if they apply to Four Cross, I certainly hope so.

Reference the above posts, If, and I say If, any of the suggestions alluded to are correct, then I am of the opinion that the whole matter should be bought into the public domain. The problem with these type of allegations is that they are subject to the old game of chase the rumour; what element is true? who has seen what? is there any positive evidence that the alleged meetings have in fact taken place?
I think what will concern residents in both Northwood and Gurnard would be the loss of a valuable green buffer, more importantly it would be only a start for surely as night follows day, other developments would be attached and so on.

Our current IOW Councilor has stated he will try to prevent any development in the designated ‘Green Belt’ see post: 11th February 2009.

Could it be that the rumour mill has got it all wrong? maybe it is another entirely different matter that the ‘alleged gatherings’ were discussing? Who knows? Only time will tell.

Then there is finally the matter of legality, if the land owner has legal entitlement, and wishes to make an approach to the planning aficionados there is nothing to prevent him/her; what happens after that is a matter of conjecture.

Residents concerned about this issue should take the opportunity of the forth coming elections to seek answers from candidates, you never know the full facts may come out!!

a lot of people are saying in the last few days a meeting has taken place with a Farm owner and a group of councilors. The word is that land plot prices were discussed. Is this just a rumour or do we get to hear about it?

  12. Anonymous says:

It is now common knowledge (Gurnard Parish web site, latest council minutes) that a green field site has been identified and some Gurnard and Northwood councilors with the land owners and other officers are in discussion about its viability and even discussed a plot price! thats according to Gurnard Parish minutes. This is a very important local issue and not a done deal yet. Green belt land is very sacred and will not be given up easily, I hope, If Councilor Fuller reads this perhaps he can give us his views, he sits on both Parish Councils and is a candidate for the IW seat for Gurnard/Cowes.

  13. Roger Mazillius says:

Whilst nothing in life is certain except death and taxes, I have much confidence that the present Island Development Plan Core Strategy has provisions which make it most unlikely, because eg there are brownfield and more suitable sites in the Cowes/Newport area, that any of these fields will qualify for development in the near, medium or even the long term future.
In addition my application for village green status for a large field in that area has raised preliminary findings that conditions for a finding of use as a village green do exist. I am reporting on this in the next Northwood News and by a letter to those living near the land in question.
Nevertheless, landowners will try to prove me wrong so I am (a) not negligently over confident, (b) watching the situation as carefully as possible and (c) doing all I can to ensure this land stays green.

Best wishes to all, Roger Mazillius

If you want further details, see the minutes of the Northwood Community Partnership meeting which was held in November. I doubt whether the IW Council can give that much away concerning exact sites (given the commercial sensitivity of such locations), but using the process of elimination it doesn’t leave much to the imagination to second guess where these sites are.

With the Unitary Development Plan soon to go and the “New Island Plan” about to take over lots of landowners cant wait as this is a big money spinner for them and selling fields beats farming as a way of making money. Green Belt and the UDP has prevented mass scale development in many areas up to now, but watch this space. I can see large junks of our unprotected Island being built on as they can build anywhere after a bit of local consultation, or should I say one way Dialogue.

Its the huge field at the back of Wyatts Lane and Pallance road, ideal for development as the drainage system is already installed.
