This exciting news has just been announced. There will be a public presentation/consultation at the Community Club, Park Road, Cowes on Monday 1st June in the afternoon and Tuesday 2nd June in the morning giving details of these proposals which briefly include a modern business park/office complex, light industrial units and a supermarket type retail store. The existing BAE facilities will be unaffected by the proposed development.

This is a very important development for the residents of Northwood and surrounding areas and if successful is expected to bring substantial employment opportunities to our area and the whole Island.

Further details will be in this week's County Press and the proposals will be discussed at next week's Northwood Parish Council meeting at the W.I. Hall on Tuesday 2nd June at 7.45pm. All will be welcome to this meeting.

There will be a further opportunity for comments when the actual planning application is filed later this year under the Council's planning processes.

This site has been designated by the I.W. Council for business use for many years and it is good news as far as I am concerned that this employment potential use has been appreciated by the site owners BAE Systems rather than use as a housing estate which I understand was at one time sought by the site owners.

The news was announced with short notice due I understand to the need for commercial confidentiality surrounding these important and far-reaching proposals.

Sounds good - More employment is always welcome and it seems the ideal spot.

I am sure this will be taken into the traffic planning process but a lot of children walk to school along Three Gates to Somerton Middle School (at least for two more years).

Not sure that we need another business park in this area. We already have 3. There are units unoccupied on the Somerton estate. Furthermore Three Gates Road and surrounding roads are already busy with commercial traffic and not suitable for large vehicles. There are also concerns regarding school children who use Three Gates. Of course I would welcome however some form of local shop. Some of our elderly residents have missed Davids/Co-op at Somerton. I also do not think that BAE are a charity and no doubt will make a sustantial amount of money from the project. It will be interesting to see the full and final proposals.

Absolutely spot on LS. I am looking forward to seeing the highway proposals for the scheme which will need to provide for a safe route to school.

Thanks Mr. Yule, all valid points which will be taken into account during the consultation and of course the planning process.

I assume BAE being such a huge international company will be able to attract businesses of the highest calibre to this development including mainland companies who provide them with specialised equipment, services etc thus scoring a double whammy of bringing new skilled
employment opportunities to the Island whilst further protecting the viability of the existing site.

Whilst this is all some years to fruition it is I hope most will agree, an exciting employment and retail opportunity for this important and substantial site.

At the onset let me make my views quite clear,

This is one of the most promising developments to appear on the horizon for awhile.
But as they say the 'Devil is in the Detail' we must all wait to see what both the developers and the IOW Council Traffic planners have in mind. As else where on the Island 'Safer school routes' have been established so I am sure the very important factor of childrens safety will be taken into consideration.

This area on the northern Northwood boundary has long been an area for industrial use, better to have zone for designated modern industrial use than have small pockets stuffed into any old corner.

Ask the residents of Seaview Road (just off Three Gates) if they are in favour of mixed development; bearing in mind that the house were built and occupied, it was not until some while after that the nearby industrial units were further developed.

As a slight aside, what is wrong with the land owners making money from the sale of land 'they own'. Money makes the world go round; very recent history tells us that.

I ask that before these proposals become another 'cause celebre' similar to the wind farm debate, 'wait and see' must be my motto.

Thanks Graham, I couldn't agree more.

However re Seaview Road, it was known in advance of the housing part of the "field" being developed that the front part of the site was reserved for commercial use.
There is I understand an issue over the tree planting scheme as a few trees have failed to "take" and over a temporary "security" fence which I think will soon be resolved.

I have now had an chance to see the proposal put forward. I thought it was a very slick and sometimes nausiating presentation. However, estimates given to me by the team regarding traffic causes some concerns. They claim that traffic along the Newport Road will increase by ONLY 120 cars per hour. There will also be an increase of commercial traffic, something they played down. As for the impact along Three Gates they again played these issues down somewhat. Clearly there are a number of very serious points that need to be addressed regarding the traffic increase. The round-a-bout at Somerton end of Three Gates and the provison of a safe crossing point along Newport Road need addressing. Closing the existing BAE entrance would possibly help. Lastly, Cllr. Mazillius appears to have nailed his colours to the mast in favour of this project. Might I suggest that he had waited until the views of the Northwood residents he represents were sought. This develpoment has some very good points but it will change Northwood forever and should be looked at with this in mind.

Thanks Neil. I have made it plain in this forum, in my discussion at the consultation, in my reply to the consultation form and in my contribution to the Parish Council discussion on the proposals last night (at which I am pleased to say your wife was present and spoke on the subject) that I too am concerned at the highway/traffic issues which arise as a result of the development proposals.

I will need convincing - as I made plain last night - that all these issues will have to be addressed before I am ready to accept, as local I.W.Councillor (if I still am!) and as Parish Councillor that any development should go ahead.

In the meantime I have certainly expressed support for the basis of this development and the employment opportunities it will bring to our hard pressed Island economy in this world-wide recession.

That is a responsibility I am prepared to accept and indeed one which I think the majority of my electorate will expect me to express an opinion about.

I mean do you really expect me to say now - we do not want this development? Go away and spend your money elsewhere? I suspect BAE will have suplus land on other sites they own which could also be developed. Do you want us to drive them in that/those directions?

Encouraging inward investment is one of the hardest objectives to achieve and I for one am not going to adopt such a negative attitude that will make BAE wonder if the site is worth developing.

Thanks Roger for clearing up some points. I do not believe my points were negative. Your comments were made on the 27th a full 4 days before we were able to see the full proposals. I merely felt that your opinions were made to early without seeing the said proposals. As for "do you really expect me to say now - we do not want this development" As my elected councillor I would have prefered that you showed more caution in your origonal post. In fact a good case for sitting on the fence perhaps until we had ALL had time to see the presentation.

Furtermore, the proposed industrial units behind CO-OP on Mill Hill have now been rejected citing "There are a number of empty industrial units in Cowes available to rent, on industrial sites or business parks, so there is no need, economically, for the proposed nine units, especially in such an inappropriate area."
These were the same points that I raised.

BAE Systems will retain the land if it cant get a profit from the venture. Its property section of the business has a large portfolio in the UK and will still sell other land regardless of what happens at the Cowes site.
I agree with the last post we need more information before we get to excited, hindsight is a wonderful thing. Its not a done deal yet.

Hi,
I fully agree with the last comments after all it was a complete travesty of natural justice when the fields of Uplands road and Venner Avenue were filled with houses and don't get me started over those upstarts in Harry Cheek gardens or those rotters in Wyatts Close wanting homes to live in or worse bring up CHILDREN! Next they will be wanting jobs, possibly even within walking distance of our retirement village, the cads!

Perhaps, rather than automatically becoming negative over developments we could instead shine a more welcoming light over those who wish to invest their money in our village. We could work with these people, make suggestions to our councillors to improve the development and even congratulate them and of course where necessary stop them completely. But it occurs to me that if this corner of Northwood is not the best place for a retail and business development then I struggle to see where else would be better.

The proposal certainly looks interesting, and is obviously a 'light at the end of the tunnel' in the current economic climate, which can hopefully provide much needed employment in the region.
I tend to agree with the other comments also regarding pedestrian safety.
It might be worth trying to have the planners look into re-grading Three Gates/Nodes/Newport roads as 30mmph zones. I know there are a few posters on here that would welcome this change :)

It 'was' a sports field in earlier times and in my opinion would be of more use to the community if redeveloped in a similar way. The Ronson field has been lost to the developers and there are enough, if not too many, retail outlets and business 'parks' on the Island already. We are in danger of seeing 'white elepahant' buildings in the not too distant future, with more 'developed' sites becoming empty shells and at the cost of our precious green Island. BAE are only in it for the cash..........it is possibly their only site that actually has land to spare and they are not thinking of the local community, but themselves.

I agree BAE Systems are only in it for the money and lets be honest you would be silly to think any different.
I think this corner of Northwood is more like the edge of Cowes and not part of the "village" similar Im sure to how Gurnard people regard the Readers site.
I would be much more concerned with a proposed development the south side of the BAE Systems site, this is the area we must keep "Green" to keep the village a village.

Surely we should be looking to protect the whole of Northwood not just the bit you call "The Village". Perhaps you would be more concerned if the proposed development was on your doorstep. Spare a thought for those that will be directly affected if this devolpment goes through. It's with views like yours that alienate people from taking an interest locally. It is not us and them it's just us Northwood.

In my opinion its not about keeping 'Village Status' its about keeping our beautiful Island as 'green' as possible in order that future genearations can enjoy the bio-diversity that we have here. You wont get skylarks or lapwings on the roof of a concrete and tin,low grade german supermarket !!! Withyskinner

I would not be "more" concerned if it was on my doorstep but I understand your logic. As long as I can remember this part of our "village" was destined for industrial development along with a large section of the Ronson field. I do understand why when people move near to these areas they try to stop more development but my concern is keeping what is recognized as "Green" today, undeveloped, and that is the "North" side of the site. I am old enough to have seen massive change in the Northwood/Gurnard area but without the Decca Radar Company moving here in the 60s many Island people would not have the quality of life they now enjoy. I bet more than a few people then preferred sheep on the airfield to those Radar aerials. We need job opportunities for the young and this development may be a start. I like lapwings and skylarks but they dont put meat on the table. I dont live next to a field by the way, my property is surrounded by "new" development, but I realised years ago people have to live and work somewhere and we have room for both providing the planning department are vigilant.
